First Home Buyers Grant WA

When it comes to buying your first home, it's an exciting, but scary time.  There are many decisions to make such as where to buy, what home loan to choose and how much you can afford.  But there are strategies you can implement to make it all much easier.

As a first home buyer in Western Australia you may be able to claim the government's First Home Owner's Grant (FHOG) as well as stamp duty concessions.  These financial incentives are aimed at helping more Australian's into the property market, and hope to make owning a home more affordable.

The first home owners grant was increased in 2008, but these boosts are due to be phased out between September and December 2009.  The boost will be cut to to $10,500 and $14,000 respectively from October 1.  After January 1, the grant reverts to $7,000 for first home buyers.  So if you are planning to buy a property, it makes sense to start the application process now and claim the extra money while it's still on offer.

There are also stamp duty concessions.  First home owners in WA do not pay stamp duty on properties up to the value of $500,000 and properties valued between $500,000 to $600,000 attract a concessional rate.

As well as these financial incentives, engaging the services of a good mortgage broker will offer a break from some of the daunting times. A local mortgage broker will know the area, understand your concerns as a first home buyer and offer valuable experience in the mortgage markets.

If you would like to speak with a mortgage broker in your area, call or submit your details on line and we can put you in touch with your nearest broker.

From October 1st 2009 the First Home Owners Grant is reduced to $10,500 for those buying an existing home, and $14,000 for those building or buying a new home.  Then from December 31 it will be cut back to the original $7,000 for both categories.
