However you use the grant if up to you, but you can gain some useful information about the best way to maximise the grant by talking to your mortgage broker or financial planner. You could use the grant to pay for the legal and settlement fees, or towards your deposit, or perhaps to buy some new furniture.
By themselves, each grant is a considerable financial support to first home owners, but together the two grants offer much needed assistance to Australians buying their first home. Make sure you know exactly what you can claim and how much you can get. These incentives are specifically designed for first time buyers so start planning today. The grants are a one-off payment to first home owners that meet the eligibility criteria. Trends in South Australia's housing market According to the
Australian Bureau of Statistics, South Australia recorded a 10.8% gain in home loan
approvals for owner-occupied homes during the month of December.
South Australia enjoys the benefit of international students generating demand for rental properties, and a resource-rich status which holds up the home loan market. The Adelaide market itself is strong and has enough underlying demand to keep even, until things pick up again. South Australia has seen an increase in the number of first home buyers looking for properties, due to the increase to the first home buyer grant and lower interest rates.
New home sales rose nationally over the previous three months with South Australia boasting a rise of new home sales of 24.2 per cent.
When looking for a home loan, consumers should be considering if they can afford the repayments and factor in any future interest rate rises. The first home owner grant certainly goes a long way in helping Australian's afford to buy a property, and with the help of a mortgage broker and some careful planning, managing the loan repayments will be simple.
From October 1st 2009 the First Home Owners Grant is reduced to $10,500 for those buying an existing home, and $14,000 for those
building or buying a new home. Then from December 31 it will be cut
back to the original $7,000 for both categories.
