First Home Owners Grant Western Australia

Eligible first home buyers in Western Australia can access the First Home Buyers Grant of $14,000 for an established property or $21,000 if you are building or buying a newly constructed property.  First Home Buyer Grant WA

First home buyers who are eligible for the FHOG may also be able to claim the First Home Owner Rate which offers concession to stamp duty.  First home owners in WA do not pay stamp duty on properties up to the value of $500,000 and properties valued between $500,000 to $600,000 attract a concesssional rate. 

These concessions on stamp duty can be as much as $7,000 on a $250,000 property.  The result, you can afford your new home sooner than you might think.

You can choose to use the grant in any way you wish, but you can gain some useful information about the best way to maximise the grant by talking to your mortgage broker or financial planner.

By themselves, each grant is a considerable financial support to first home owners, but together the two grants offer much needed assistance to Australians buying their first home.  Make sure you know exactly what you can claim and how much you can get.  These incentives are specifically designed for first time buyers so start planning today.  The grants are a one-off payment to first home owners that meet the eligibility criteria.  Usually you receive the grant on settlement, or at the time of the first payment for those building a property.

Many of WA’s suburbs are strong and showing positive property figures.  And with the grants and concessions so easy to apply for, you could be enjoying the financial benefits of being a first home owner faster than you think.  The growth outlook is good, and REIWA data shows that while the overall sales volume has remained static, the first home buyer segment had experienced strong growth in December and January. 

Housing affordability has improved for first home buyers and with the boost to the first home owner grant due to expire in June, it's time to act quickly. According to REIWA Deputy President David Airey, areas such as Armadale-Serpentine, Rockingham-Kwinana, Swan and North-East Wanneroo fared the best in recent months.

From October 1st 2009 the First Home Owners Grant is reduced to $10,500 for those buying an existing home, and $14,000 for those building or buying a new home.  Then from December 31 it will be cut back to the original $7,000 for both categories.
